Job Description

The Senior Project Manager, Strategic Projects will provide construction leadership and management including project planning, bidding, budgeting, permit processing, scheduling, costing, and construction of the company’s strategic projects. Pebble Beach Company’s strategic projects are major projects that align with its strategic goals and objectives to help contribute to the long-term success of the company. Projects will range from major renovations of existing work or the development of new offerings within the Pebble Beach area.

Essential Duties & Responsibilities:

Team Leadership + Coordination:

  • Providing team leadership and coordination of project teams.
  • Establishing and maintaining strong communication channels with internal teams, contractors and vendors and providing regular updates and managing expectations effectively.
  • Creating conceptual site plans and scope of work descriptions for internal feasibility reviews.

Project + Budget Management:

  • Providing problem-solving and decision-making skills with the ability to make sound decisions under pressure and being able to adapt when required.
  • Developing comprehensive project plans, outlining scope, timelines and budgeting.
  • Leading and managing the planning, design development, construction documentation, value engineering, and project implementation.
  • Establishing and monitoring budgets and schedules.
  • Supervising permit processing, inspections, and County notices.
  • Supervising construction and resolving disputes.
  • Establishing, tracking, and controlling job costs.
  • Supervising construction “close out” procedures and “punch list” completion.

Contract Administration:

  • Developing and soliciting Request for Proposals for projects
  • Securing contractor bids and negotiating contracts.
  • Contracting with design professionals and coordinating the various design disciplines. (i.e., architect, engineers, interior designers, general contractors, trade contractors)

Quality Assurance:

  • Comply with all Pebble Beach Company safety and health policies and procedures.
  • Know, model and integrate PBC culture (mission, values, and standards).

Reporting

  • Effectively communicate with Sr. V.P., Real Estate Development.
  • Update and distribute internal and external project status reports as required.

Other Responsibilities:

  • Keep operations and management informed on all key activities.
  • Maintaining plans of existing buildings.
  • Researching new and innovative construction materials and processes
  • Assist on other capital services projects and duties as assigned and requested by manager

Required Skills:

  • 10+ years construction experience as Project Manager, Construction Manager, Construction Superintendent or General Contractor, stressing quality projects.
  • Project experience in leading teams of complex renovations and new construction.
  • Ability to schedule and budget projects.
  • Knowledge of construction, permitting process, and contracts.
  • General computer knowledge with experience in Microsoft Word and Excel, or equivalents; including tables, charts and graphs.

Desired Skills:

  • Hospitality related construction management is preferred but not required.
  • Project Management tools which may include MS Project, Bluebeam, AutoCAD and Project Management software program
